I would like to be able to change the fees, including the cleaning fees by dates and events.

To be allowed to set monthly price discount for the specific month - allowing it to be set a percentage and as numerical number. For example , setting a monthly discount rate of 50% to allow for low season - january - march - at present means my busiest seasons - summer could be booked at massively discounted rates

For a one-night stay, there may be more risk, but it also presents plenty of opportunities with days missed throughout the year. Add a secondary security deposit option, priced specifically for one-night stays, so that guests staying for just one night will pay a higher security deposit due to the additional risk.

Automate a rule to automatically change the minimum length of stay depending on lead-time? For example, 3 months away or longer: 4 night min. Less than 3 months: 3 night min.

Prior to subscribing, I used the 'Special Offers' feature on Airbnb quite often, and guests often make enquiries which could be accommodated with a Special Offer. This is a feature that Hostaway and other channel manager's support. It is a commonly used and useful tool on Airbnb, and should be integrated with Uplisting to prevent subscribers from switching.
